The previous 18/00188/B planning approval for the site was for the erection of a summerhouse within the garden of a dwelling. Condition 2 of that planning consent stated that the proposed building could only be used as ancillary accommodation incidental to the main dwelling of Murtagh House and not as separate living accommodation. The current application seeks to amend that permission for minor amendments including a larger footprint, reducing the patio door width and the additional use of the building as a summerhouse/games room. There would be no changes to the existing site access arrangements but there would be a proposed extension to the existing driveway for the area between the existing garage and the proposed summerhouse/games room. No new highway issues should arise from the development provided that the summerhouse/games room would not be altered in the future to become a second dwelling which would increase the site parking demand. This could be secured via a planning condition. Highway Services does not oppose the application subject to condition 2 of the previous 18/00188/B application to prevent the summerhouse/games room from being used as a separate dwelling to the main dwelling of Murtagh House. Reason: to limit the site
