### Proposal:

The proposal seeks to create a two storey extension to the rear elevation of the existing dwelling Toronto Vale. It will have a pitched roof finish which will respect the existing main roof and be finished with dark slate. This is felt to be a huge improvement on the existing flat roof outcrop to the rear elevation which has no aesthetic quality. The walls will be painted render finish to match the existing and windows will be uPVC white finish.

The dwelling area is proposed to increase from 182 m 2 to 248 m 2 approximately. This is under the $50 \%$ mark. The ground floor is to house a larger open plan kitchen, living area, utility, WC and store. The upper floor will house a larger family bathroom and two additional bedrooms. These bedrooms are large in scale for the children. The applicants has two young children. They are wanting to future proof the house so that as the children grow up they have sufficient space of their own to study and relax without having to look at extending again or moving to a larger property.

The proposal will see the removal of the existing store building which alone is 9 m 2 and runs out into the rear garden more than the proposed.

Whilst the proposed extension is large in scale it is felt it does not over develop the site due to still keeping a good size garden to the rear at approximately 164 m 2 . The extension will also not be built further out than the neighbouring property of Colmar. This itself has recently had an approved planning application for a single storey extension to the rear.

The proposal will not have a negative impact on the neighbouring properties of Cam Y Greie or Holmcroft due to their outlooks not being into Toronto Vale.
