Highway Comments: The ground floor of the building is currently used as a dental clinic which would remain unchanged. The upper floors are currently vacant which form a 3 bed residential unit. The front of the site is within the pedestrianised area. There would be no changes to the existing building access arrangements as a result of the development.

The parking standards in 'The Isle of Man Strategic Plan 2016' require 1 car parking space for a 1 bed apartment and 2 spaces for a 2+ bed apartment. The site parking demand would therefore increase by 1 space (from 2 to 3 spaces) for the development. There is no site parking and no potential to create such. However, the site is located in the town centre where public car parking is available which is considered adequate to meet the additional site parking demand of 1 space generated by the proposals.

Highway Services does not oppose the application.
