Highway Comments: The existing site access and parking arrangements would not be changed as part of the development. The existing driveway is located adjacent to the turning head of a cul-de-sac and the plot is next to a footpath that links Kerrocruin with Cannan Avenue. The driveway is served by dropped kerbs and has adequate highway visibility.

The proposed extensions would not change the site parking demand. The existing garage is 3.2m wide, 5.2m long with a 2.7m wide garage door. This is below the minimum standard of 3m x 6m with a 2.4m wide door in the 'Manual for Manx Roads' (MfMR) design guide to be counted as parking space however, it would still be able to accommodate a smaller car.

The existing driveway in front of the garage is 5m in length and at least 3.5m wide. This is slightly shorter than the minimum 3.4m x 5.5m size in the MfMR for a space with no separate footpath to the dwelling however, it is considered to be a space as it can accommodate a smaller car and is likely to already be used for parking. The existing site parking provision is therefore considered to be acceptable and would comply with the parking standards in 'The Isle of Man Strategic Plan 2016' which require 2 parking spaces for a dwelling. The proposals should not therefore create any new highway issues.

Highway Services does not oppose the application.
