## Representation from the Department of Infrastructure (DOI) Highways Division–

Highway Services Comment made Defer - awaiting information Highways Representation history for this case. DEFER on 14-5-18 Conditions (if any)

The 3 bedroom dwelling was previously approved under planning application 16/00780/B for the erection of a replacement dwelling on the site. The subsequent 17/00240/B application was for changes to the windows and is therefore not relevant to highways. The proposal would not create any changes to the existing site access arrangements. The 'Manual for Manx Roads' design guidance specifies the minimum internal dimensions for a single garage as 3m x 6m with a 2.4m wide door, and 6m x 6m with a 4.2m wide door for a double garage. The proposed garage would be 5.5m in width, 5.3m in length with a 4.8m wide garage door which is too short in length to be counted as a car parking space. The parking standards in 'the Isle of Man Strategic Plan 2016' require 2 car parking spaces to serve the dwelling. There may be room on the site to accommodate 2 driveway spaces and on-site turning to allow vehicles to enter and exit the site in forward gear. However, this has not been shown on the proposed site plan unlike the previous 16/00780/B application, for which condition 2 of the decision notice required the parking and manoeuvring areas to be provided and maintained. As the proposed garage is below design standards for parking, a revised scale site plan is needed to show 2 car
