## Ballachrink Farm Planning Application 23/00584/B Supporting Information

We currently own approximately nine acres of land which consist of a mixture of mature gardens, agricultural land which was previously used for grazing sheep, and woodland which runs down to the Glen Maye River itself.

We purchased the property and the surrounding land in 2020 with the intention of having our horses back home with us on our own land so we could have them close to home for ease to look after and ride on a regular basis.

We moved the horses up on to our land back in March 2023 as one of our horses has developed a condition which constantly needs monitoring and taking care of to maintain his health and welfare.

Currently there is no shelter on our land for the horses other than a shaded area between the upper paddock (see attached photographs) behind the house and the main top field where we would like to erect the two stables and hay store. Whilst the shaded area is suitable for the warmer months, this area will not be sufficient in the colder winter months when they will require more permanent shelter for protection from the elements.

The upper paddock behind the house is to be used to make hay for the horses to help feed them through the winter months and when we need to restrict the horses grazing in early spring. Also to site the stables in this field would be closer to our neighbour’s house and although they could easily be tucked away with minimal impact on their view, we feel the better option would be as per the proposal submitted.

The lower field (see attached photographs) which runs parallel to Glen Maye River is suitable for the horses to graze on but not suitable to erect stables as this field is too steep and has limited access in the wetter winter months due to the steep incline of the land. This field also wouldn’t be suitable to access with a vehicle which would be required from time to time.

The field and location selected to erect the proposed stables and hay store has the most suitable and shortest access route which is already in place. The location is the flattest area and the furthest point which we can erect the stables from view of the road to minimise the visual impact. We intend to plant native Manx trees & hedges in front of the stables to completely conceal the stables from the road.

The selected location also already has a fresh water supply that was originally used to feed water troughs for the sheep grazing on the land. We intend to use this to provide fresh drinking water for the horses within the stables. This location also backs on to our neighbour’s land which is used for recreational purposes which is also concealed by large shrubs and trees that conceals it from the main road, which we intend to mimic in order to reduce any visual impact from the road.

The proposed siting of the stables is also the only suitable location where we can erect them along our boundary whilst maintaining nine meters from a water course which is an environmental requirement for erection of the stables.
