## Planning Statement

Address: 2 Osborne Terrace, Douglas, Isle of Man

- 1.0 Proposal/Existing
- 1.1 Full planning approval is sought for the installation of side cheek windows to the existing dormer window to the rear elevation at 2 Osborne Terrace, Douglas. The residential property is a five storey terrace dwelling and located to the Western half of Osborne Terrace.
- 1.2 Full planning approval has already been granted for replacement timber windows to the front elevation and replacement uPVC windows to the rear elevation on application PA/18/01316/B. This application also had a rear extension and general alterations. An additional application was approved for replacement uPVC windows to the existing dwelling under application PA/21/00318/B. This application also had a change to the front elevation dormer window.
- 1.3 The existing windows to the property are sliding sash style barring the dormer window. They are timber to the ground and first floors. The second floor have been replaced in the past with Everest uPVC sliding sash units. The windows are all to be replaced as per approval PA/21/00318/B with uPVC units.
- 1.4 The property is currently seeing the more extensive works being undertaken that were part of PA/18/01316/B.
- 1.5 The dormer in question has approval for replacement window/s already under PA/21/00318/B with uPVC units on the front face.
- 1.6 There are some surrounding properties to Osborne Terrace that already have side cheek dormer windows installed and the proposal here will be no different. They would be in keeping with the surroundings and aesthetically pleasing.
- 1.7 The new dormer cheek windows will have glazing bars and fenestration to tie in with the main windows and will maximise views out across Douglas.

- 2.0 The Application Site
- 2.1 The application site is a five storey terraced dwelling on Osborne Terrace, Douglas. The immediate neighbouring dwellings are of a similar style and would have been constructed at the same time.
- 2.2 The building is finished with a smooth painted render finish and dark slate roof.

- 3.0 Proposed Windows
- 3.1 The main features of the windows are as follows:

- • All windows to be double glazed thermally A rated.
- • All windows to be white wood grained thermo plastic.

- • All glazing bars, pattern and frame sections are to be replicated where suitable.
- • The wood grained thermo plastic units would be of a very high quality and to the passing eye would easily be mistaken for full timber units. They are to match the other replacement windows in finish.

## Conclusions

Under Environmental Policy 35 it is felt that the proposal will preserve and/or enhance the character or appearance of the area.

The above policy will be met. It should be considered that the proposal can be viewed favourably.
