PLANNING STATEMENT Address: 73, Silverburn Crescent, Ballasalla, IM9 2DU Description of Existing House and Site: The property is a three-bedroom bungalow with an existing conservatory on the rear elevation, with an attached double garage. The property is located on the Silverburn Estate in Ballasalla which consists of an established estate of bungalows.

The bungalow has elevations finished with part Manx slate and part rough cast render, painted in a pale cream colour. The roof is finished in grey concrete tiles. The windows and doors are in white upvc.

## Parking:

The current parking arrangements are off-road parking for two cars on the driveway and for a further two cars in the double garage.

The parking arrangements will not be affected by this application. The Proposal:

It is proposed to remove the existing glass conservatory and to replace it with a slightly larger rear extension.

The extension will be finished with cream coloured render to match the house walls, with a flat roof finished with a long-life grey EPDM roofing material and with windows and doors in white upvc.
