## Statement to accompany the Planning application

### March 2022 The Site

The property is a bungalow set in the residential area of Onchan. The property has an enclosed rear garden with well-established hedges to the rear and side boundaries.

The property has a small front garden facing the road. There is a driveway to the side of the building leading to a garage, with a stepped path from the front to main front entrance

There are similar properties in the immediate vicinity, some of which have been subject to alteration and extension.

### The Purpose of this application.

This application seeks approval for the alteration and extension of the property at first floor level. The proposal is to provide additional living accommodation for a young family, who require additional space.

### The Proposal

The proposal is for the additional of a dormer at first floor, accessed from a new staircase off the main hallway. The proposal includes 2 bedrooms and a bathroom, orientated to the rear of the property.

The first-floor extension is proposed to extend to the line of the existing rear wall forming a dormer to the rear elevation.

The dormer extends across the rear elevation leaving areas of the existing roof to the sides. The finish is to be timber cladding, possibly cedar (yet to be confirmed), but something that will add a contemporary look to the addition.

It’s acknowledged that the proposal is significant and is slightly at odds with the residential design guide (V3 July 2021) at section 4.10 - Dormers. However, it must be recognised that this document is guidance only, and the proposal is entirely to the rear of the property and will not adversely affect the street scene to the front.

It should also be noted that there are similar proposals that have received approval, and notably in the vicinity one such addition is on Greeba drive, (14-01359B), which incidentally has had further extensions to the ground floor in a further approval 18-00393-B. Images of this are below.

This proposal is to be finished in a darker material and as such will be less intrusive, whilst providing the applicant the additional space to accommodate the family.

Below is an example of a similar proposal which demonstrates the desired finish.
