Proposed widening of the existing shared access to Mona Lisa and the, Laxey Laundrette, Glen Road, Isle of Man.

Statement to accompany the Planning application

This statement to support the application for planning approval Submitted on behalf of the Laxey Laundrette for the demolition of the existing boundary wall to the side of the Laxey Laundrette and widening of its existing shared access.

## The Site.

The application site is the existing shared access to court yard area between the Mona Lisa and the Laxey Laundrette located on Glen Road approximately 35m West of the newly built bridge in Laxey.

## The Proposal.

The client is looking to obtain permission to remove a short section of Boundary wall 3.2m wide and form a continue the existing ramped access in order to widen the existing access shared by both the Mona Lisa and Laxey laundrette leading to a loading bay facility for the Laxey laundrette and car parking area for the Mona Lisa.

The area hatched in magenta shown on Drawing 100 is owed by the occupants of the Mona Lisa, however the Laxey Laundrette have right of access over this land to use the existing driveway. This existing arrangement has operational difficulties for both parties with regards to constant movement of vehicles during operating hours, and both parties are keen to resolve the matter.

If this application is successful the owner/occupier of the Laxey Laundrette has agreed to purchase and install new flood defence boards to cover the additional width of the opening prior to the demolition of the existing wall.

Visibility Splay It is recognised that the proposed new arrangement does not meet the minimum requirements set out by the Highways Services. However, we kindly ask that dispensation is given in this instance for the following reasons.

Visibility from existing arrangement to the proposed arrangement is not negatively impacted and remains unchanged at 43m to the East and 14.6m to the West.

Glen Road is situated inside a 20mph Zone and in this location speeds are likely to be less given the approaching giveway and restricted road width caused by parked vehicles.

Although Glen Road is open to two way traffic, it is predominately a single lane road with passing places due to the location of on road parking meaning that if the visibility splay was taken from centre point of the running lane the on is west. 24.4m is achievable. although parked cars can never be guaranteed, typically these spaces are occupied by the employees of either businesses during operational hours and the neighbouring residents in the evening.

## Conclusion

We believe that the proposed development is justifiable and in-keeping with the proposed use of the site and its surrounding areas. Therefore the applicant is hopeful of a swift review of the application to an approval.
