### Extension And Refurbishment Works Iom Yacht Club, Port St Mary

#### Background

The Yacht club has been host to many events throughout the year since their incep on in 1910. Whilst hos ng many sailing events, the club also hosts many other ac vi es both in the water and on land. Following the successful early period of the club, they entered into the world of teaching, this is something that has been a real success in recent years accommoda ng both children and adults alike. In recent years with approximately 400 yearly members, the club is ever expanding to new members and visitors and the use of the facili es has been in high demand for both adults and children.

#### Current Facility

The Isle of Man Yacht club is situated within Port St Mary in the South of Island. The building can be accessed on foot from Lime Street at the rear of the building (South West facing) with two access lanes leading to the front door (North East facing), the primary access with the front door comes via the Inner Pier road where parking can be available.

The current building comprises of two stories of which includes male & female showers/WCs and changing areas, a kitchen and lecture/educa onal room at ground ﬂoor level. The bar/lounge area with external terrace and a func on room is at ﬁrst ﬂoor level. to the rear of the building is currently the sail store and plant/store room mainly accessed from the access lane leading from Lime Street.

#### Proposed Works

We propose to erect a  mber and steel frame extension clad with Cedral composite cladding (brochure enclosed) which will house a relocated sail store to the North East eleva on. The steel frame construc on is to span across the front eleva on of the building crea ng a canopy style covering to the entrance and exis ng parking area.

The former sail room will be refurbished and become an addi onal showering/changing facility to sa sfy current safeguarding regula ons and accommodate the demand for use of the facili es during sailing events and such like. Access to the new shower/changing area will be via a rear lobby accessed from the side access lane on the North West side of the building. The exis ng door is to be replaced with a new, larger pivot door with ramped access for ease of use.

Further works to the exis ng building will comprise of the refurbishment of the exis ng male and female showers/WCs and changing facili es and the proposed introduc on of a Doc M Approved WC and shower room oﬀ the ground ﬂoor circula on area.

The replacement of the exis ng front entrance doors with a small lobby area to have a single pivot door with external access ramp and larger lobby area will enhance the entrance and circula on for wheelchair and ambulant disabled users at the club.

A ﬁrst ﬂoor extension of the external terrace area (over the ground ﬂoor sail store and parking area) will be a grey coloured composite decking using the structure of the steel frame below. New galvanised steel ver cal style guardrails to the perimeter of the ﬁrst ﬂoor external terrace.

Prior to submission of the proposed applica on, the current neighbouring proper es/residents have been no ﬁed of the proposed works by the Yacht Club. All feedback has been noted and taken on board.

#### Flood Risk

The exis ng building currently lays on the outskirts of a possible  dal ﬂood risk zone. Given the mari me nature of the building in ques on the owners/occupiers of the building are fully aware of the requirements to deal with ﬂood risk and have their own temporary measures in place should such an event occur.
