This statement to support the application for planning approval of a of a double garage on the Land Adjoining Ard Reayrt Laxey. The Proposed development will involve the erection of a double garage with water and power supply the proposed garage is to be access.

## The Site.

The application site is a vacant plot that is owned by the Mr Elliott within the village of Laxey. Travelling North along the A2 Coast Road the property can be accessed via the rear lane situated on the left hand side of the road just after the turn into Ard Reayrt as shown on the location plan on drawing 100A in cyan.

The plot is made up of a mostly woodland area with a hard stand and existing garage to the south of the plot.

## The Proposal.

The client is looking to create an additional double garage unit on the plot predominately for dry storage of domestic Vehicles & goods. To facilitate the proposed development the removal of 3 trees and small group as indicated on the attached plan in purple would to be carried out, all of which have been rated as low value.

## Trees Removal

The Proposed removal of 3 trees and small group have been rated low value by suitably qualified arboricultural officers during the previous application for a dwelling. The proposed garage has been position in such a away that the Higher rated B Class trees Indicated in Blue, are to be left undisturbed by the

proposed works. Consultations have been held with DEFA and the given the dramatic improvement in terms of proposed tree loss when compared to the previous application, we feel there has been able to resolve the issues relating to their previous objection to development of the land.

NB: We have also agreed to undertake additional works to the site under a tree license to removed the trees identified in the previous application by Manx Roots as needing removal in order to promote good tree management.

## Conclusion

We believe that the proposed development is in-keeping with the proposed use of the site and its surrounding areas. Therefore the applicant is hopeful of a swift review of the application to an approval.
