Proposed Development of the Land Adjacent to unit 273 Jurby Industrial Estate.

Statement to accompany the Planning application

## Introduction.

This statement to support the application for planning approval of a Self Storage facility on the land adjacent to unit 273 in Jurby Industrial Estate. The facility will provide 66 Storage container’s over two levels to be leased out by the client to member of the public. The application also includes a loading and unloading area, fences, gates, lighting and natural screening.

## The Site.

The application site is a vacant plot that is owned by the Department of Infrastructure within the current industrial estate in Jurby. Travelling North along the main route through the industrial estate the plot can be found on the left hand side approximately 270m from the junction on Ballamenagh Road.

The plot is situated to the left hand side of unit 273 and is approximately 44m x 28m.

## The Proposal.

The client is looking to create a self-storage facility. The proposed facility will comprise of 66 storage containers over 2 levels along the left and side of the plot, as shown in the proposed drawings submitted with the planning application. The right hand side of the plot is being left as a vacant hardstanding to allow for loading and unloading. The perimeter of the site with be enclosed with industrial style fencing similar to others found with the estate. There will be one large automatic vehicular gate placed along its front elevation operation by a pin pad and a further pedestrian gate along is side elevation facing unit 273 for emergency egress of the site. As part of the lease agreement the with the DoI the client has agreed to provide Ivy screening along the North East, South East and South West elevations as shown on the attached plans.

Storage As a self-storage facility it is envisioned that the containers will mostly comprise of house hold items, with a few containers going to trades opting to use the facility for materials as well. Although it is impossible to tell the exact use of the facility in terms of what will be stored. The Terms and conditions of the lease agreement state the “Storer must not store hazardous, dangerous, illegal, stolen, perishable, environmentally harmful or explosive goods.”

No areas outside of the storage containers are designated for use as storage.

Staff The running of the storage facility is to be operated mostly remotely and there won't be any permanent staff on site, there will be maintenance staff visiting the site regularly and also office-based staff working from another location. This will be creating employment of 3 members of staff.

Security The site security will comprise of security cameras, automatic gates operated via pin pad system on entry and sensor on exit and tall industrial fencing,. The site will also be lit using low-level 1200mm high bollard type lighting posts with sensors, to comply with the dark skies policy.

Vehicle movements From our research of similar sized sites it is anticipated that vehicle movements within the facility will be low. Upon completion of the tenant sorting their goods within the Containers it is found that they generally only return once or twice a month to check on the stored items.

## Conclusion

We believe that the proposed development is in-keeping with the proposed use of the site and its surrounding areas. Therefore the applicant is hopeful of a swift review of the application to an approval.
