PLANNING STATEMENT
Applicant: Mr Craig Carlson
Address: 14, Derby Square, Douglas, IM1 3LS
Details of Application: To erect a two-storey rear extension.
Introduction:
The house is a large period terraced property facing onto Derby Square. It has cream painted
rendered elevations, the main pitched roof is of grey slate and the windows and doors are in white
upvc.

Proposal:
The proposal is to erect a two-storey rear extension on the ground level and lower ground level.
The extension would provide a larger kitchen with a dining area, a cloak room and WC, and patio
doors opening onto a terrace area. On the lower ground floor level there would be a new utility
room, a store room and a shower room, and a double garage.
Reasons to support the Application:
The proposed rear extension is in keeping with the surrounding properties, some of which have
been extended in a similar manner. The neighbouring house, number 13, has been extended at
the rear and also has a double garage with a terraced area above.
Parking:
There are currently two parking spaces at the rear of the property, and the new double garage will
also provide two parking spaces.
