PLANNING STATEMENT Applicant: Mr M Hodgson Site Address: Land adjoining Rowany Cottage, Rowany Drive, Port Erin, IM9 6LP Description of the Site:

A large garden adjoining a two-storey cottage with white rendered walls and a grey slate roof.

Proposed Development: A single storey bungalow with an attached single garage. The bungalow is proposed to be finished externally with white rendered walls and a grey slate-effect roof. The windows and doors will be in dark grey upvc. Car Parking:

There is an integral single garage and a further 2 car parking spaces on the proposed new driveway.

Electric Car Charging Points: Two electric car charging points will be provided outside of the garage. Cycle Parking: Space will be provided at the rear of the property for secure storage of two bicycles.

Removal of Minerals or Importation to or Removal of Waste from the Site: It is not anticipated that any minerals or waste will be removed from the site, or imported to the site.
