###### 1 Introduction

- 1.1 Appointment

- 1.1.1 Dandara Homes Limited appointed Lanpro Services Limited to produce an Arboricultural Impact Assessment Addendum in accordance with British Standard 5837:2012 ‘Trees in relation to design, demolition and construction’ (BS 5837:2012) to outline the changes to the original Arboricultural Impact Assessment (AIA) produced by Manx Roots Limited on the 16th of January 2025 following comments from the Department of Environment Food and Agriculture (DEFA).
- 1.1.2 This report and the accompanying appendices assess the impacts posed to the existing trees on the Site as per the standards of BS 5837:2012.
- 1.1.3 The following schedule and drawings are to be read in conjunction with this report and are included as appendices:

- • Tree Constraints Plan (Appendix 1) illustrates the locations of the surveyed trees, the assigned tree retention category (A, B, C and U), the canopy spread at the four cardinal points (north, south, east and west) and the extent of Root Protection Areas (RPA); and
- • Tree Impact Plan (Appendix 2) illustrates the tree removals, pruning and root impacts of the Development.

- 1.2 Report Objectives

1.2.1 The objective of this report is to provide further clarification and information on the treerelated impacts requested by DEFA during consultation. This Addendum must be read in conjunction with the AIA produced by Manx Roots for Parkfield, Ballahick Lane, Ballasalla, IM9 2AD on 16 January 2025.

###### 3 Assessment of Impacts

- 3.1.1 The arboricultural impacts of the Development have been assessed by overlaying the following plan onto the Tree Constraints Plan:

- • SP_Master Parkfield _ Proposed Plan
- • Parkfield Drainage Plan; and
- • Tree Survey Information Manx Roots.

- 3.1.2 The anticipated arboricultural impacts included in this report, therefore, only relate to the above plans and information. Should the above documents be changed, an update to this report may be necessary.

###### 3.2 Update to Tree Impacts

- 3.2.1 The changes in impacts are as follows:
- 3.2.2 G10 Category B requires a small section to be removed to facilitate site access from the southwest of the Site (approximately 15% of the group), resulting in a minor RPA incursion into the group's retained trees. The removals within this group will mainly be restricted to smaller species, allowing the larger trees to grow into the created space.
- 3.2.3 T6504 Category B will now be protected via the use of ground protection and will no longer have an unprotected RPA incursion.
- 3.2.4 The Root Protection Areas (RPA) of T6524 and T6525, both category B, will now be protected via the use of a cellular confinement system to ensure the roots do not get damaged during the construction of a footpath.
- 3.2.5 T6515 Category C will require a 1.5 metre lateral crown reduction to facilitate the construction of the Development.

###### 3.3 Impacts Related to Shade

3.3.1 As outlined in section 4.4 of the AIA produced by Manx Roots, there will be some pressure to prune the retained trees caused by shading. However, the shade arcs shown on the Updated Tree Impact Plan 6229-LAN-XX-XX-DR-A-7201-P01 show the shade the Development will experience at its worst (late fall through winter), and the majority of housing plots will have unshaded areas within the gardens. The benefits that these retained trees present will likely outweigh the negatives (partial shade and seasonal nuisances) and are considered an acceptable balance between the retained trees and the proposed development, as outlined in BS5837:2012, Trees in Relation to Design, Demolition and Construction – Recommendations.
