## Officer’s Report

### 1.0 Description

1.1 Planning Application 25/90412/B was APPROVED on 19.11.2025 for:

Replacement of existing dwelling and outbuildings with residential development scheme of 20no. dwellings, and repositioning of 7no. (Amendments to 19/00137/B)

1.2 This approval is subject to 10 conditions, some of which require the submission of additional information prior to the commencement of works.

1.3 This report is specific to conditions No. 9, which the applicants are seeking to satisfy. The specific wording of the condition is as follows:

No approval is hereby granted to the Tree Protection Plan submitted 21st July 2025 (Drawing 6229 LAN XX XX DR A 7301 P01 Tree Protection Plan). No work may be commenced on site until a Tree Protection Plan and an Arboricultural Method Statement have been submitted to and approved by the Planning Authority and the approved protection measures have been put in place. All arboricultural works must be undertaken in accordance with the approved AMS, and the approved protection measures must be retained for the duration of construction and may not be varied unless otherwise approved in writing by the Planning Authority.

REASON: To protect the existing trees during and after construction.

### 2.0 Proposal

2.1 The applicant's agent has submitted an application form on 27.10.2025 along with:

- an arboricultural method statement
- tree impact plan
- tree protection plan

### 3.0 Consultation

3.1 DEFA Forestry for the approved application was consulted for advice. Their advice was received on 08.12.2025. They concluded that, after reviewing the submitted documents, this submission satisfy the relevant clauses.

### 4.0 Recommendation

4.1 In this instance of the submitted documents and after consultation with DEFA Ecosystem Policy Officer, which is happy with the level of detail, it is deemed sufficient to achieve the desired outcome and would be considered satisfactory for the planning conditions 9 of application 25/90412/B, under the understanding that the development shall not be carried out unless in accordance with the approved details.

I can confirm that this decision has been made by a Principal Planner in accordance with the authority afforded to that Officer by the appropriate DEFA Delegation and that in making this decision the Officer has agreed the recommendation in relation to who should be afforded Interested Person Status.
