# BCC Cars Valeting Bay Planning Statement

The planning application is to convert an old garage and connected adjacent shed into a valeting bay with the inclusion of solar panels and an electric car charging point. Mr Holt has been the owner of BCC Cars since 1982. Part of the BCC Cars property was the original property known as ‘The Gables’ which was the village Police Station at the time. The garage and shed were part of The Gables and have been in the same location as the proposed valeting bay since the purchase of The Gables. The floor area of the valeting bay is 2.3 square meters larger than the original garage and shed as the footprint is now squared up and the original shed was 0.9m shorter than the garage. The intention is to upgrade the original shed and peaked roof garage to form a valeting bay with a single sloping roof capable of carrying the solar panels. The maximum roof height is similar to the peak of the original garage so the valeting bay is largely an increased wall height to fill in to the new sloping roof. Along with the solar panels the intention is to add an electric car charging point so that customer supplied electric vehicles can be provided in a fully charged state for customer convenience. This will become more important as electric cars become a greater proportion of the overall vehicle mix in the future. The sloping roof of the valeting bay will carry the 15 off 440Wp solar panels giving a solar power output of 6.6KWp which will help BCC Cars meet their environmental goals. The car charger will be an intelligent charger so that it will use any excess solar output to charge an electric car further improving the site environmental footprint. The valeting bay will allow an electric car to be charged under cover in a protected location. It was thought that planning consent was not needed for this conversion so the works have been partially completed. There is now some doubt that the scheme does require planning consent so this application aims to ensure the final scheme is correctly consented. The conversion work is presently on hold whilst this application is progressed. The application is therefore considered to be a retrospective planning application.
