IM8 3AP. ## Flood Risk Assessment Statement The application is for the erection of a marquee which is to be positioned in the location of the existing external seating area and is for use of the cafe during operating hours. Previous planning permission for the external seating area was permitted under PA: 20/00410/B. In the event that an advance notice of flooding is received the area will be closed to the public and will be implemented with materials and precautions to combat wet weather, therefore this area will be easily maintained in the event of a flood. The water levels of the Mooragh lake are controlled by a sluice gate which is monitored by IoM harbours and Ramsey Town Commissioners. Levels are adjusted as necessary to reduce the threat of flooding in the area and departments are always in close liaison with businesses.
