In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This permission relates to the erection of an office building with associated parking and access, as shown in drawings SC1024/P/10-00v rev B, -01 rev B, -02 rev B, -03 rev B, -04 rev A, -05 rev A, -06 rev A, -07 rev A, -08 rev A, -09 rev A, SC1024/P/11-01 rev A, 0001 rev A, SC1024/P/12-01 revs A and B, -02 rev A, -03 rev A and -04 rev A.

3. The parking shown in the approved plans may be used only in association with the occupation of the office building shown in the approved plans.

4. Prior to the commencement of works samples of the materials to be used on the exterior finish of the building must be approved by the Planning Authority.

NOTE The applicant is encouraged to liaise with the Department of Transport's Highways and Traffic Division regarding the preparation of a traffic impact assessment in relation to the proposed development.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

## Guidance Note

This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
