### Reason(S) For Refusal:

1. The proposed dormer to the south elevation would be contrary to General Policy 2 of the Isle of Man Strategic Plan 2007 in that its design, height and siting would introduce an unduly prominent and incongruous addition which would be detrimental to the visual amenity of the area.

This decision was made by the Director of Planning and Building Control in accordance with the authority delegated to him under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- Any appeal has been determined;
