In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby **APPROVE** the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the construction of a corporate office headquarters, as indicated on the plans and information submitted as part of this application and date stamped 26th March 2008.

3. Prior to the commencement of the development, details of the height and design of the lighting columns, together with details in relation to the hours of use, must be submitted to the Planning Committee for consideration and approval.

**NOTE** The applicant is requested to maintain pedestrian access to the site during and after construction of the office building hereby approved.

NOTE The Department of Transport Highways Division request that details of the surface water outfall be provided for consideration prior to the start of construction. In addition, any works that are associated with the river requires consent under the Land Drainage Act 1934; such approval must be obtained prior to the start of construction on site.

NOTE The proposed building must be connected to the public sewer(s) in a manner acceptable to the Department of Transport Drainage Division. A communication fee will be payable to the Department of Transport in respect of such a connection. The applicant is advised to consult with the Development Control Section of the Division to discuss all aspects of the development.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
