In pursuance of powers granted under the above Act and Order the PLANNING COMMITTEE of the Department of Local Government and the Environment does hereby APPROVE the following application made on behalf of:

### Schedule Of Conditions:

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.
2. This approval relates to the erection of a detached dwelling and garage, Keristal, Ballanass Road, Foxdale as shown by the plans and information Planning/Design Statement, SC929/P/10-00, SC929/P/10-01B, SC929/P/10-02/B and S4373101 submitted and date stamped 12th February 2008 and SC929/P/10-03 submitted and date stamped 22nd February 2008.
3. The roof(s) must be finished in dark natural slate.
4. Prior to the commencement of works, a drawing shall be submitted to and approved by the Planning Authority showing the terrace wall being finished in Manx stone to match the

dwelling with a low wall in the same stone replacing the metal railings and the works shall be carried out in accordance with the approved drawing.

5. Notwithstanding the provisions of the Town and Country Planning (Permitted Development) Order 2005 (or any Order revoking or re-enacting that Order) no extensions, greenhouses, walls, gates, fences, garden sheds, summerhouses, flag poles, decking, garages, or tanks for the storage of oil for domestic heating shall be erected (other than those expressly authorised by this approval.)

6. Prior to the occupation of the dwelling, the vehicular driveway access shown on the submitted plans must be constructed and available for use.

7. All doors, windows and fascias shall be timber.

8. For the purposes of clarity and to avoid any confusion, the residential curtilage of the site is as delineated in red on the submitted Location Plan.

9. All roof lights must be "Conservation" type.

**NOTE PRIOR** to the commencement of any works the applicant is advised to consult the Chief Fire Officer to ensure that adequate fire precautions are taken.

**NOTE** For single connections to a water main (i.e. a single dwelling) the applicant should contact Isle of Man Water Authority Customer Services, telephone 695949.

**NOTE** The applicant is advised that there are Underground Cables/Overhead Lines present in the area indicated in the planning application. Please contact Anthony Kinrade or Ian Horsey, Operations and Maintenance Department, Network Services, Manx Electricity Authority, (Tel. 687687) to discuss working practices around Cables and Overhead Lines which may need to be diverted before any work can be carried out on site.

The applicant is also advised to contact the Manx Electricity Authority for Electrical Site Safety 5 documents, (Tel. 687766), before any work is carried out on site. All work to be carried out with reference to Health and Safety Executive Guidance Notes HS(G)47 and GS6.

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.

**Guidance Note** This permission refers only to that required under the Town and Country Planning (Development Procedure) Order 2005. Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
