- An Application in Principle No. 02/02097/A was approved by the Committee on 28th April 2003 with seven conditions.

- The approval was given for a period of two years, i.e. April 2005.

- The designated use of the site on the Braddan Local Plan is housing and the proposed use is in accordance with that designation.

- The facility is to provide respite care for disabled children up to the age of 18 years, both residential and day care. The maximum number of children able to stay overnight is eight with approximately 4no. staff.

- A meeting was held on 12th August 2003 with Miss S Corlett, Planning Assistant for the area to review the sketch proposals and the following observations were made:
  - Gable windows to the dormitory blocks facing other properties to be obscure glazing.
  - The boundary to Braddan Road to have a reduced fence and if possible to be of a lattice nature which could support planting.
  - The introduction of gabled extensions, together with the substantial conservatory structure serve to give a 'fair face' to Braddan Road as required by Condition (7) of the Approval in Principle.

An indicative estate layout has been produced for the site to the north in the ownership of the Department of Local Government and the Environment and is included in this submission. Miss Corlett confirmed that although the use of the land is as the Braddan Local Plan the layout and density could not be taken as a firm or accepted proposal.

- The car park provision is thirteen in line with our client's brief and the landscaped area has been increased accordingly.
- The site will be the subject of a separate landscape scheme which will be submitted for consideration in due course.
