Raymotors, Corner Of Queens Pier Road And Brookfield Avenue, Ramsev The Applicant now seeks a further extension of time of an application which was initially granted approval on the 20th July 2004 (expired on the 20th July 2008). An extension of time has already been permitted for two further years until the 20th July 2010. The applicant now wishes a further extension of time as they are still not in a position to commence the extension. There is concern granting a further extension for a number of reasons:- 1. The initial application was approved over 6 years ago. Since this time neighbouring residents could have moved to the area and be unaware of potential development which might impact upon their amenities and would not be in a position to comment on such development with the proposed extension of time being granted; 2. The Isle of Man Strategic Plan has come into force since the initial approved application; 3. No exceptions reasons have been given for the extension of time request, only that due to the economic climate and a down turn in vehicle sales they are not in a position to commence. This is not an exception reason. 4. There were objections to the proposal at the initial application; and 5. An increase in the Highway Division standards for visibility splays. It is considered therefore that an extension of time should not be granted for the reasons given.
