Indicative plans show not only suggested siting, but also floor plans and three elevations. 3. The issues are, I suggest: (a) the impact on tree design and other existing nearby houses; (b) the adequacy of the environment/space for the new dwelling; and (c) the arrangements for servicing the new dwelling. The garden is overgrown, and there are trees around the edge, extending their canopies well into the space. The track from Tromede Road is gravel, overgrown, and little-used. The egress on to the highway has very limited visibility. 2. Mains drainage can be continued. 3. Other houses would not be, or need not be adversely affected. 4. I judge that the access track and its junction with Tromede Road are poor enough to warrant refusal, and that there is likely to be loss of trees. Signed (eventually, I not immediately).
