STATEMENT

Notes

Site is on a main arterial route into Douglas from the south & west. Old Castletown Road is the principal goods vehicle access to the port. Pedestrian links to Douglas CBD are good & close proximity to the North Quay redevelopment. Vehicular access to the site must be at the western end to maintain separation from the traffic island to the east. SOME SHORT VIEWS TO SITE FROM THE NORTH. VIEWS FROM NEW APARTMENTS TO BE CONSIDERED LONG VIEWS TO THE SITE FROM THE WEST. GATEWAY TO DOUGLAS. SITE SLOPES MORE THAN ONE STOREY OVER ITS EAST-WEST AXIS. NOISE DISTURBANCE INCREASES TOWARDS TRAFFIC ISLAND

A palette of forms and materials can be established from existing and proposed developments in the area.

The most relevant influence on the development of this site is the Quay West development on the opposite side of the river but many others have a valid contribution to make.

Prevalent materials include:-
- Manx stone, painted render, timber cladding, zinc cladding, red brick & slate.
