In pursuance of his powers under the above Acts and Order the MINISTER for Local Government and the Environment, following report by the appointed person, does hereby APPROVE the application by you for approval in principle to erection of dwelling on part of Field 1240, Kionlough Lane, Bride, subject to compliance with the conditions or modifications specified on the attached schedule and numbered 1 to 7 inclusive.

## PA00/884(b) - ON APPEAL

### Ref: RAH/MC

(1) This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
(2) The dwelling must be single-storey only, and designed as a traditional dwelling in accordance with policies 2-7 (inclusive) of Planning Circular 3/91.
(3) Approval in principle is granted only to the erection of a dwelling on the southern half of the larger and more southerly of the two plots identified in the application.
(4) The domestic curtilage of the new dwelling must be no larger than fifty percent of the larger and more southerly plot, and must be identified in the reserved matters application.
(5) Any dwelling proposed for the site must have parking and turning facilities to the satisfaction of the Department of Transport's Highways and Traffic Division.
(6) This permission shall inure for the benefit of Mr. P. Teare of Ballavair Cottage, Kionlough Lane, Bride.
(7) The subsequent occupation of the dwelling by any person(s) other than Mr. P. Teare or his immediate dependants is limited to those employed in or last employed and retired from full-time agricultural work.
