## The Fish House, 1Station Rd, Port St Mary

### Proposal

The proposal is for the conversion of a retail unit to additional provide the sale of hot food and drinks for consumption on and off the premises and takeaway food.

**Primarily** the premises will be used as a retail fish shop and delicatessen with a view to also selling fish related snacks and dishes together with hot and cold drinks.

The emphasis on the business will be to sell fish and fish related produce. Our proposed opening hours would be 08:00 to 17:00 Tuesday to Friday, 08.00 to 16.00 on Saturday & 09.00 to 14.00 on Sunday. We intend to employ one full-time and two part-time members of staff.

No structural alterations to the building are required. A serving counter will also be installed. The installation of industrial kitchen equipment, together with appropriate extraction, ventilation are also expected.

Preliminary enquiries with the Planning Department have confirmed the site as being zoned for ‘mixed use’ under the recently adopted Southern Area Plan.

In our evaluation, we have identified the following elements that may have impact on the amenity of residents and business within the locality.

### Litter

Ample waste bins are provided within the locality, however, we would be willing to provide additional waste receptacles if required.

### Noise and odour control

The majority of food preparation in the kitchen will be boiling lobsters and poaching salmon as opposed to frying.

Limited frying operations will be removed via mechanical extraction. The extraction will vent through the existing high level existing flue as shown on the photograph. This existing high level flue is a traditional masonry built construction and is not subject to nuisance noise caused by vibration that is often associated with externally mounted stainless steel flues.

### Parking

Ample parking spaces are available along Station Road, The Promenade, Bay View Road, and The Promenade car park

Deliveries to the premises will be made via the side access lane.
