### Officer's Report

#### The Site

The application site represents the curtilage of Cornerways, Jurby West. The property is a detached bungalow which faces South East onto the junction of the A10 and B5.

#### Planning Status

The application site is located within an area identified as ‘an area of High Landscape or Coastal Value and Scenic Significance’ by the Isle of Man Development Plan Order 1982.

#### Planning History

There have been no previous planning applications considered relevant to the assessment and determination of this application.

The Department of Transport Highways Division have indicated no objection to this planning application. Jurby Parish Commissioners have indicated no objection to this planning application. The Isle of Man Fire & Rescue Service Chief Fire Officer has issued a note relating to fire safety.

The owner/occupier of Ballamenagh Beg, Sandygate, Jurby have raised concerns regarding rubble and building supplies causing obstructions during the alterations to the property.

#### The Proposal

The application seeks approval for the erection of a single storey flat roof extension to the north west elevation between the current bedroom and bathroom to create additional living accommodation.

#### Assessment

The proposed extension is a modest addition to the property and will fit comfortably within the site without adversely affecting the neighbouring properties or the area in general. The proposed extension is in proportion to the dwelling and the materials and finishes used are judged to be in keeping.

The concerns raised by the owner/occupier of Ballamenagh Beg, Sandygate, Jurby are not planning related. This is a civil matter which needs to be resolved between the parties involved. However, as the owner/occupiers of Ballamenagh Beg have laid adjoining the planning application site it is judged that they should be afforded Party Status.

The notes suggested by the Isle of Man Fire & Rescue Service Chief Fire Officer are not material planning considerations and for that reason are not attached to the report, as part of the recommendation.

#### Recommendation

It is recommended that the application be permitted.

#### Party Status

It is considered that the following parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded interested party status:

The Department of Transport Highways Division. Jurby Parish Commissioners. The owner/occupier of Ballamenagh Beg, Sandygate, Jurby.
