THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the curtilage of a semi-detached cottage that is located on Ballacottier Road in Onchan. The proposed development comprises of the erection of a single-storey extension onto the rear of the dwelling. PLANNING HISTORY There are no previous planning applications that I consider relevant to the assessment of this current planning application. REPRESENTATIONS Onchan District Commissioners recommend that the planning application be approved. The Isle of Man Fire and Rescue Service recommend the installation of smoke detectors. PLANNING POLICY

The application site is within a wider area of open space under the Onchan Local Plan. Effectively the dwelling contained within the application site represents a dwelling within the countryside.

## ASSESSMENT

I consider the overall level of development contained within the proposal to be relatively modest and in keeping with the character of the dwelling. I am satisfied that the proposal does not adversely affect public or private amenity.

I recommend that the planning application be approved.

I consider that all parties that made representations to the planning application meet the criteria of Government Circular 1/06 and should be afforded interested party status.
