Dear Sirs,

**RE: Change of use to form Restaurant and Takeaway at the former "Isle of Man Bank" building, Station Road, Ballasalla. Isle of Man. IM9 2DD.**

Please find enclosed copy of our planning application prepared in connection with the above, together with the following planning statement, prepared to assist your department in processing the submission.

This application is to obtain approval to change the use from a bank (Class 2) into premises for consumption of food including hot food on the premises (Class 3) and consumption of food off the premises (No class).

The business is to be operated by "Victoria Grill" who currently have premises in Victoria Street, Douglas. Isle of Man. (Peri Peri Chicken - Menu).

#### Hours of operation.

Premises will be open from 11.00 hrs until 22.00 hrs 7 days a week.

#### Home delivery

A home delivery service will be operated from 17.00 hrs until 21.00 hrs 7 days a week.

#### Staff.

There will be 4 full time staff employed on the premises who will all arrive by public transport.

There will be an additional 2 part time delivery drivers employed in the evenings, who will deliver by motor bike / scooters.

If cars are utilised for home delivery and the car park in front of the building is full, then the drivers would park their vehicles at the nearby public car park adjacent to the Commissioners offices.

Delivery vehicles would visit the site early morning, before the business was open.

## Parking.

There is an existing access onto the highway and it is relevant that the established use of the building already generates a large degree of traffic movement to and from the site. There are 6 car parking spaces on site entirely for customers use.
Adequate visibility sight lines are available ( $2.4 \mathrm{~m} \times 43 \mathrm{~m}$ in both directions suitable for a 30 mph speed limit) with clear views along the highway.
In is relevant that there is a public car park within 144 metres of the premises which can be used by customers (signage to this affect would be erected outside the premises)
It is envisaged that the majority of customers to the building would be local residents arriving by foot.

### Extract Ventilation.

There will be a modem cooking air extract ventilation system installed into the building to pacify any concerns about noise and odours.
The system is to be designed and installed by specialists and comply with required standards.
Both the inlet and outlet flue positions will be located on the rear elevation to hide from view and away from boundaries, so as not to impact on neighbouring properties.
