The following should be considered as supporting information for the construction of an agricultural building at The Braaid Farm, Mount Rule, Marown, IM4 4HJ.

### The Proposal:

The proposal is to construct a 10 x 5m agricultural building on the site of a former garage within the site. The proposed building is to be clad in Green cladding as illustrated on submitted drawing no P5242-01.

The building is to be constructed solely for the purposes of winter fodder storage and to be used as an emergency shelter for animals, mainly & currently sheep, during harsh winter conditions.

The necessity for this building is as a direct result of the death / loss of 38 sheep during the period of extreme snow experienced in spring 2013.

During that period the farm had no facility for storage of feed nor did it have shelter into which the sheep could be relocated.

The Civil Defence and other volunteers helped to save some of the sheep and assisted in delivery of fodder to the animals.

### The Site:

The Braaid Farm is located on the south eastern slopes of Greeba Mountain some 188 m (650 ft) above sea level. The site is exclusively accessed via a 2.1 km single-track road leading from the A23 Top Crosby Road near to its junction with Eyreton Road.

The immediate site of the proposed building is on the footprint and existing hardstanding of a former garage located on the site. This garage was removed as part of planning approval PA 05/92180 along with several other outbuildings and a dwelling.

The proposed location is very well screened by large existing trees to the south and the east and to the west by developing trees. When viewed from the south the building should be inconspicuous due to the screening provided by these trees, the green cladding and the backdrop of the hill behind.

The proposed location gives direct access to the agricultural land to the north. The location is served by an existing farm lane for delivery of fodder.

The Braaid Farm has an area of 65 acres all of which is currently used as grazing for sheep. The number of sheep on the land is currently approximately 120.
