### Reason(S) For Refusal:

1. The proposed gate lodge would be constructed on an area of land that has not been previously developed and as such this element of the development is considered to be contrary to General Policy 3 and Housing Policy 4 of the adopted Isle of Man Strategic Plan. ☑

This decision was made by the Planning Committee constituted in accordance with Article 3(1) of the Town and Country Planning (Development Procedure) Order 2005.
