### Officer's Report

#### The Site

The application site represents the curtilage 3B Switzerland Road in Douglas. The property is an existing mid terrace dwelling along Marathon Terrace which is a row of similar properties along Queens Promenade. The application site is located within a Conservation Area.

#### Planning Status

The application site is located within an area of "Mixed Use" identified under the Douglas South Local Plan adopted by Tynwald in 1998. Within the adopted Isle of Man Strategic Plan, Environment Policy 35 is considered relevant to this proposal;

"Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development".

#### Planning History

The application site has had no previous planning applications that would be considered relevant to this application.

## The Proposal

This application seeks approval for the installation of a new uPVC window to the rear elevation of the property, which would have obscured glazing and lower sliding sash.

## Representations

The Department of Transport Highways Division have not commented on the proposal.

Douglas Corporation has no objection to the proposal.

## Assessment

After consultation with the Conservation Officer it is regarded that the installation of the window would have a minimal impact on this conservation area as the proposal is situated to the rear of the property and would not be in the view of the public. As a result the development would preserve the character of the area, and would ensure that the special features contributing to the character and quality of the area are protected.

## Recommendation

For these reasons the proposal is considered acceptable and it is recommended that the planning application be permitted.

It is considered that the following parties, who submitted comments, accord with the requirements of Planning Circular 1/06 and are therefore, afforded Interested Party Status:
