The site is not within a Conservation Area, but is within an area zoned as High Landscape or Coastal Value and Scenic Significance. - Isle of Man Planning Scheme (Development Plan) Order 1982 - The Isle of Man Strategic Plan (20th June 2007) #### Planning History The previous planning application is considered relevant in the assessment and determination of this application:- Erection of conservatory - 08/00247/B - APPROVED ## Proposal The application seeks approval for the erection of a conservatory to south elevation. The proposal would have a side projection of 3.8 metres, a depth of 5.6 metres and a maximum height of 3 metres. ## Representations Lezayre Parish Commissioners:- “Approve” The Authority has received no privately written representations objecting to the application. ## Assessment / Recommendation The proposed conservatory is a modest sized extension located to the side of the property. Due to its siting, and as the boundary treatment, which consists of a 2 metre high timber fence along the eastern and western boundaries and mature trees and hedgerows in places, the proposal will not be visible from the adjacent public highway. The proposal in design terms is also in keeping with the appearance of the existing property.
