### Officer's Report

#### The Site

The application site represents the curtilage of an existing unit at 6 Hailwood Court in Douglas. The unit is bordered by the Chemist and Takeaway to the East and West and the parking facilities to the front of this neighbourhood shopping area.

#### Planning Status

The application site is within an area recognised as being within “Predominantly Residential Use” under the Douglas North Local Plan, adopted by Tynwald 1998. The Isle of Man Strategic Plan 2007 contains one policy that is considered specifically material to the assessment of this current planning application – General Policy 6:

Within our towns and villages, the display of external advertisements will be permitted on the site or building to which they relate provided they:
- (a) are of a high standard of design and materials and relate well to the building and site on which they are to be displayed;
- (b) are in keeping with and do not detract from the surrounding area; and
- (c) are located so as not to cause a highway safety hazard.

## Planning History

### The Proposal

The planning application seeks approval for an advertising signage board to the South elevation of the property. The sign would be 3 mm Aluminium Dibond with full colour digital print and lamination with name "Bet A Bet" in acrylic flat cut lettering; the sign would be .

### Representations

The Department of Transport Highways Division have not commented on the proposal. Douglas Corporation has no objection with the proposal.

### Assessment

The application site is located within an area of existing residential use under the Douglas North Local Plan. Given the nature of the proposed development it is therefore appropriate to assess the proposal against the policy identified earlier within the report (i.e. General Policy 6 of Isle of Man Strategic Plan 2007).

The sign would be in keeping with the building and would not detract from the surrounding area, as the there are numerous signs on the other businesses in the vicinity and the size of the proposal would not exceed the adjacent businesses. As the sign would be reasonably small, it would not cause a highway hazard and would not affect adversely the amenity of local residents or the character of the locality.

### Recommendation

For these reasons the proposal is considered acceptable and it is recommended that the planning application be permitted.

C 1. a) The development hereby permitted shall be commenced before the expiration of four years from the date of this notice. b) Any advertisements displayed, and any site used for the display of advertisements, shall be maintained in a clean and tidy condition to the reasonable satisfaction of the Department. c) Any structure or hoarding erected or used principally for the purpose of displaying advertisements shall be maintained in a safe condition. d) Where an advertisement is required under these Regulations to be removed, the removal shall be carried out to the reasonable satisfaction of the Department. e) No advertisement is to be displayed without permission of the owner of the site or any other person with an interest in the site entitled to grant permission. f) No advertisement shall be sited or displayed so as to obscure, or hinder the ready interpretation of any traffic sign, railway or tramway signal or aid to navigation by water or air, or so as to render hazardous the use of any highway, railway, tramway, harbour or aerodrome.
