The application site has previously been a retail shop within a commercial area. The proposal is to turn the unit to a coffee shop. There are no residential properties nearby to impact on. The proposal appears to be an acceptable use of a vacant retail shop. I therefore recommend that planning permission be granted subject to conditions.
