### Officer's Report

#### The Site

The application site represents the curtilage of Ballawattleworth House, Tynwald Road, Peel. The property is a large dwelling situated on the north eastern side of the road. To the rear is a pedestrian walkway which serves Westlands. The site is bordered to the north east by a sandstone wall which is approximately 2.2m high.

#### Planning Status

The application site is located within an area identified as being of Predominantly Residential use by the Peel Local Plan. The site is not within the Peel Conservation Area.

#### Planning History

The following previous planning application is considered relevant in the assessment and determination of this application:

01/01444/C sought approval for the change of use from residential care home to dwelling. This was approved.

## Representations

The Department of Transport Highways Division does not object to this application. Peel Town Commissioners have not commented on this application. We have received no privately written representations in relation to this planning application.

### The Proposal

This application seeks approval for the creation of a doorway in the rear boundary wall to provide pedestrian access to the rear lane. The doorway would approximately 0.8 m wide and would be 1.83 m high. A timber door would be installed.

### Assessment

The application is very minor in terms of scale and associated impact. There would be no detrimental impact to the surrounding area and the doorway would allow access to the rear lane which would allow easier maintenance of the wall by the owners of Ballawattleworth House.

### Recommendation

It is recommended that the application be approved.
