### Officer's Report

#### The Site

The application site represents the curtilage of Ballafesson Farmhouse, Qualtroughs Lane, Ballafesson. The property is two-storey detached dwelling which is located on the western side of Qualtroughs Lane off Ballafesson Road.

#### Planning Status

The site is located within an area identified as Predominantly Residential by the Arbory and East Rushen Plan 1999. The site is not within a Conservation Area.

#### Planning History

There have been no previous planning applications considered relevant in the assessment and determination of this application.

#### Representations

Rushen Commissioners have indicated no objection to this planning application. The Department of Transport Highways Division have indicated no objection to this planning application. We have received no privately written representations regarding this planning application.

## The Proposal

The application seeks approval for the installation of a solar collector. The solar collector is to be 2170mm x 1760mm in size and located on the roof of the southern elevation.

## Assessment

The proposed solar collector is a relatively minor alteration and due to the dwellings' orientation and siting the solar collector will not be highly visible from the highway or the neighbouring property, Reayrtyn Mie. It is considered that the solar collector would not be detrimental in terms of visual impact upon neighbouring properties or the surrounding area in general. Where this is the case, the Department generally encourages such sustainable methods of energy generation.

## Recommendation

It is recommended that the application be permitted.
