## Planning statement on behalf of the Department of Local Government and the Environment in respect of the alterations including replacement windows and doors - Baldromma Cottage, Maughold

### Site

The application site is the residential curtilage of Baldromma Cottage, Maughold, which is a single storey detached bungalow which is located on the eastern side of A15 road and southwest of Maughold Parish Church.

### Land Use Zoning / Policy

The application site is within an area recognised as being an area of 'white land', under the Isle of Man Development Plan Order 1982. The site is also within an area zoned as High Landscape Value or Costal Value and Scenic Significance and is within Maughold Conservation Area.

### Planning History

There are no previous planning applications which are considered relevant in the assessment and determination of this application.

### Proposal

The application seeks approval for alterations including replacement windows and doors. The existing windows are a mixture of timber and uPVC casement windows. The proposal is to replace the existing windows with uPVC casements (same style).

The existing doors are timber, and again these will be replaced with the same style as the existing but constructed of uPVC.

## Representations

The Authority has received no privately written representations objecting to the application.

## Assessment / Recommendation

The proposal replacements would improve the appearance of the existing property and therefore the Conservation Area as a whole. The proposed design of window would be appropriate for this type of dwelling (1970's bungalow), as the replacements will match the existing.

## Recommendation

For these reasons the proposal would seem appropriate in this location and therefore the application is recommended for an approval.

It is considered that the following meet the criteria of Government Circular 1/06 and should be afforded interested party status:

## Conditions

1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

2. This approval relates to the alterations including replacement windows and doors as proposed and indicated in the submitted documents and drawings 100005/1, 100005/2 and 100005/3 all received on 24th July 2008.
