Dear Marie,

My interest in these applications are on planning policy and I would appreciate my comments being brought to the attention of the planning committee or delegated person.

08/01120/R Culverting of stream and erection of decking over, Land Adjacent To The Glebe Main Road Ballabeg ARBORY

The proposal seems far from ideal and possibly contrary to ENVP 7. However, approval has been given for the development and it is assumed the proximity of the stream was a consideration when approval was granted. It is also not uncommon for steams to be culverted etc on the island, so the proposal would not be unique or set a precedent.

08/01135/A Approval in principle to erect a dwelling and garage, Land Adjoining Sutton Oak Lower Dukes Road DOUGLAS

The site lies within an area zoned as predominately residential in the Douglas Town Plan, so the principle is not opposed. Provided this windfall development can satisfy GP2 (b), (g) & (h) etc then the proposal appears to be in accordance with policy.

08/01130/A Approval in principle for the erection of a dwelling, Land Adjoining Arundale Jurby West JURBY Despite the earlier approval the proposal is contrary to GP3 and no justification to over-ride the policy has been provided. 08/01127/A Approval in principle for the erection of a replacement dwelling and garage, Ashwood Ballamenagh Road Baldrine LONAN

The proposal appears contrary to HP14 but the siteing of the dwelling more centrally on the largish plot may not be too detrimental. The design, although replacing a bungalow with a house, is not objectionable.

08/01134/R Erection of a marquee, toilet blocks and creation of decking, Ballakaighen Farm Whitebridge Road ONCHAN

Notwithstanding BP11 I have no objection to this proposal. The appearance of the marquee is not too dissimilar to the marquees/conservatories fitted alongside several public houses, some of which are rural. Perhaps a scheme of planting should be required to mitigate any perceived visual impact of the proposal.

08/01133/C Change of use of agricultural land to a camp site, Field 334903 Ballabrooie Patrick Road St Johns PATRICK

I have no objection to the proposal provided appropriate conditions are attached to require adequate screening of the site by trees/bushes/shrubs etc. to mitigate any visual impact.
