### Officer's Report

#### The Site

The site represents the residential curtilage of an existing property situated on the western side of Kissack Road. The property is a detached dormer bungalow with attached conservatory on the rear elevation. The property has a detached property to the south and a pair of semi-detached homes to the north. Number 5, Farrant's Park sits to the rear at an angle to the application site.

#### Planning Status

The site lies within an area of Predominantly Residential use on the Castletown Local Plan of 1991 and similarly on the draft Area Plan of 2001.

#### Planning History

There have been no planning applications submitted in respect of this site.

#### The Proposal

Proposed here is the replacement of the existing conservatory with a new one which projects into the rear garden by a further 1.5m than does the existing and is the same width.

#### Assessment

The proposed conservatory will extend only slightly further than does the existing and will not affect the amenities of the properties either side or to the rear.
