### Officer's Report

The proposed windows are to be installed to the rear of the property. The design of the windows do not strictly accord with Planning Circular 1/98 in that the proposed windows will not have the same pattern of glazing bars as the existing windows; however, it should be noted that there similar top casement windows in the rear of the dwellings on the opposite side of the lane. This proposal would not look out of place and would have a neutral affect on the character and appearance of the Conservation Area. I therefore recommend that planning permission be granted subject to conditions.
