#### Site

The site represents the residential curtilage of Cherry Tree Lodge, Strang Road, Union Mills, which is a detached property, located on the northern side of the Strang Road.

#### Land Use Zoning

The property has been zoned under the Braddan Parish District Plan (Planning Circular 6/91) as being within an area of "Predominately Residential use"; the site is not within a Conservation Area or within an area of High Landscape Value or Costal Value and Scenic Significance.

#### Planning History

There are no previous planning applications which are considered relevant in the assessment and determination of this application.

#### Proposal

The application proposes the installation of uPVC sliding sash replacement windows.

### Assessment / Recommendation

The proposals will have a beneficial impact upon the visual appearance of the existing dwelling given the scheme includes sliding sash windows which will replace a mixture of casement and existing sliding sash which will give balanced appearance. For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval.
