Site

The site represents the residential curtilage of Fairdale, Croit E Quill Road, Laxey, which is a single storey detached property, located on the western side of Croit E Quill Road.

Land Use Zoning

The site has been zoned under the Laxey and Lonan Local Plan as being within an area of predominately residential use, the site is not within a Conservation Area.

Planning History

There are no previous planning applications which are considered relevant in the assessment and determination of this application.

Proposal

The application seeks approval for the installation of a heating solar panel to the southern elevation of the dwelling.

The Authority has received no privately written representations objecting to the application.

Assessment / recommendation

The proposal is a minor alteration which will have no impact upon the residential amenity of the neighbouring properties, nor have an adverse impact upon the visual appearance of the street scene and/or upon the property itself. For these reasons the proposal would be appropriate in this location and therefore my recommendation is for an approval.
