# Officer Planning Report

## Planning Report And Recommendations [Table omitted in markdown export] ### Considerations [Table omitted in markdown export] ### Written Representations ### Consultations [Table omitted in markdown export]

### Officer's Report

#### The Site

The site represents the residential curtilage of an existing detached dwelling which is situated on the corner of St. George's Crescent and Athol Park. The property is a substantial dwelling which backs onto the rear lane which runs along the back of the Athol Park properties and which also serves a joinery workshop and other residential properties.

#### Planning Status

The site lies within an area designated on the Port Erin Local Plan of 1990 as Residential.

#### Planning History

Planning permission has been sought and granted for the principle of re-development of the site for apartments under PA 07/0890. Permission was also granted for the installation of a plastic-framed window in the rear elevation under PA 04/0621.

#### The Proposal

Proposed now is the replacement of an existing window with a new one of slightly different design. The existing window is split horizontally into three equal sections with a top square light in each, the central one of which opens outward. The proposed window will have a single opening light on the right hand third of the aperture with the remainder of the window remaining as one light.

## Representations

Port Erin Commissioners indicate that they have no objection to the application.

### Assessment

The proposed change affects a single window in the rear elevation which is bounded by an existing wall. As such, the window is not prominent and the change will not be unacceptable.

### Party Status

The Department of Transport and the local authority are, by virtue of the Town and Country Planning (Development Procedure) Order 2005, paragraph 6 (5) (c) and (d), considered "interested persons" and as such should be afforded party status.

### Recommendation

Recommended Decision: Permitted

Date of Recommendation: 30.05.2008
