### Officer's Report

Site

The application site is the Ramsey Grammar School, Lezayre Road, Ramsey. The site is located on the western side of the Lezayre Road. The particular building of interest for this application is the existing sports hall, which is located with the north-east concern of the application site.

Land Use Zoning

The dwelling has been zoned under the Ramsey Local Plan Order 1998 as being within schools and other establishments in large grounds (secondary school); the site is not within a Conservation Area.

Proposal

The application seeks approval for alterations and extension to sports hall.

We have received no privately written representations objecting to the application.

Assessment / recommendation

The extension is a modest sized extension which runs along the northern elevation of the existing sport hall. The proposal would have no adverse impact to the detriment of the surrounding properties or upon the visual appearance of the building or the street scene. The alterations to the southern elevation are very minor. For these reasons the proposals would be appropriate in these locations and therefore I recommend the application be approved.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This approval relates to the alterations and extension as proposed in the submitted documents and drawings SC969/P/10-06, SC969/P/10-07, SC969/P/10-08, SC969/P/10-09, SC969/P/12-01 and SC969/P/12-02 all received on 18th April 2008.

C 3. The external finishes of the extension must match those of the existing building in all respects.
