### Officer's Report

THE APPLICATION SITE AND PROPOSED DEVELOPMENT The application site comprises the curtilage of a semi-detached dwelling that is located in the Corony area of Maughold. The proposed development comprises of the erection of a conservatory onto the rear elevation of the dwelling. PLANNING HISTORY The application site has not been the subject of any known previous planning applications. REPRESENTATIONS Maughold Parish Commissioners have no objections to the planning application. PLANNING POLICY

In terms of strategic plan policy, although the Isle of Man Strategic Plan contains policies identifying general planning considerations that are applicable to the assessment of a planning application it is considered that there are no specific policies within the plan that are material to the assessment of this current planning application.

## ASSESSMENT

The scale and form of the proposed conservatory is appropriate to the dwelling and does not result in undue harm on the residential amenity of the adjoining property.

It is recommended that the planning application be approved.
