### Officer's Report

#### Site

The site represents the residential curtilage of Flat 6, Mount Rule House, Mount Rule, Braddan, which is a large detached property located within its own substantial grounds which is located on the northern side of Mount Rule.

#### Land Use Zoning

The property has been zoned under the Braddan Parish District Plan (Planning Circular 6/91) as being within an area of "Existing Low Density Housing in Parkland"; the site is not within a Conservation Area.

#### Planning History

The following previous planning applications are considered relevant in the assessment and determination of this application.

Installation of uPVC cottage style casement window to replace existing on rear ground floor (Flat 1) - 05/92244/B - APPROVED

Installation of uPVC windows to replace existing (Flat 4) - 05/00857/B - APRPOVED

PROPOSAL

The application proposes the installation of replacement windows.

We have received no privately written representations objecting to the application.

## ASSESSMENT / RECOMMENDATION

The proposals are minor alterations which would have no adverse visual appearance upon the existing building or upon the street scene, due to the proposals being the same design and style of the existing, the only difference being the existing are metal, whilst the proposals are uPVC windows, which have already been installed within other flats apertures within the building, following planning permission being granted. For these reasons the proposals would be appropriate in these locations and therefore my recommendation is for an approval
